Understanding land units in Pakistan

If you’ve ever sat across from a property dealer, you’ll know the conversation jumps between Marla, Kanal, gaz and square feet within a single sentence. These units are inherited from the colonial-era land record system and still govern how plots are bought, sold and registered today. Getting them right isn’t academic — a misunderstanding of even one Marla can mean lakhs of rupees. Here’s what each one actually means.

What is a Marla?

The Marla is the most common residential unit. The catch is that it has two values in everyday use. The traditional Punjab Marla is 272.25 square feet (30.25 square yards) — this is the figure baked into older land records, where 20 Marla make a 605-square-yard Kanal. Many modern housing societies, however, round it down to a 225-square-foot Marla (25 square yards) for simpler plot planning. Our converter shows you both so you’re never caught out.

What is a Kanal?

A Kanal is 20 Marla. Using the official Punjab Marla, that’s 5,445 square feet or 605 square yards — exactly one-eighth of an acre. A 1-Kanal house is a classic large family home in cities like Lahore and Islamabad, while a 10-Marla (half-Kanal) plot is the everyday sweet spot for most buyers.

Square yards (Gaz) and square meters

DHA, Bahria Town and most Karachi schemes price plots in square yards — locally called gaz. One square yard is exactly 9 square feet, so a 500-square-yard plot is 4,500 square feet, or 1 Kanal in the 225-Marla system. Square meters appear mainly on international or technical documents; one square meter is about 10.76 square feet.

Frequently asked questions

How many square feet are there in 1 Marla?
1 Marla equals 225 square feet under the modern/standard system used by most housing societies, and 272.25 square feet under the traditional Punjab system. Always confirm which standard your dealer or society is using before you sign anything.
How many Marla make 1 Kanal?
There are 20 Marla in 1 Kanal. Using the official Punjab Marla (272.25 sq ft), 1 Kanal works out to 5,445 square feet, or 605 square yards.
How many Kanal are there in 1 acre?
1 acre equals 8 Kanal. An acre is 43,560 square feet (4,840 square yards), and 43,560 ÷ 5,445 = 8 Kanal.
What is the difference between the 225 and 272.25 Marla?
The 272.25 sq ft Marla is the older, legally-recorded "Punjab" unit (20 of them make a 605 sq yd Kanal). The 225 sq ft Marla is a rounded, simplified figure adopted by many newer housing schemes. Most DHA and Bahria-style societies quote plots in square yards, but informal deals often use one of these two Marla figures — so it pays to check.
How do I convert square yards (gaz) to Marla?
Divide square yards by 25 to get Marla in the 225 standard, or by 30.25 to get Marla in the 272.25 (Punjab) standard. For example, 250 sq yd = 10 Marla (225 standard).
Is this area converter accurate for buying property in Pakistan?
Yes — the conversion factors used here are exact (1 sq yd = 9 sq ft, 1 sq m = 10.7639 sq ft, 1 Kanal = 5,445 sq ft, 1 acre = 43,560 sq ft). Treat the results as precise for planning and comparison, but always verify the exact figures on the official site plan or registry documents before purchase.
